There is no secret ingredient or special sauce when it comes to making mama’s favorite spaghetti sauce, just follow the instructions and you’ll end up with a tasty meal.
Same thing when putting together a house. There is a certain “receipt” you must follow or you could end up with a disaster. For you newbie’s out there, I highly suggest you find a partner to do your first or second deal with, just until you get a handle on what needs to happen.

A friend emailed me today with a question, so I thought I’d share with everyone. The question was about picking colors for interior/exterior paint, cabinet color, tile color, etc…
To answer this question, basic neutral tones. Until you’ve done a few flips, there is a trial and error process, but to get started keep things simple – baseboards and trim in a semi-gloss white, then do the walls and ceiling in the same color for cost effectiveness, maybe a soft tan color. Don’t go crazy on the flooring, everything needs to blend together…tile, carpet, or hardwood. When you stage your properties you can add splashes of color to spice things up.
